Sounds like you have a LOT of exciting things going on right now.This question gets asked pretty frequently, and the best advice that I've heard, and that I can give, is that you should definitely start NOW. 

Your numbers are above that; so, your audience will be the typical high net worth individual who invests in passive real estate. 

She will call from unknown numbers and frequently sound inebriated.

But reporting is really the other way around: he should issue you Form 1098 if he is a professional/frequent lender.

I also get the feeling that you are mixing lot of issues, and confusing yourself and lot of your audience.

I always run my own comps, crunch numbers and then ask them for the real numbers and am frequently disappointed to hear the truth lol BUT I'm very grateful that they don't pad numbers or try to get my to buy something that doesn't pencil out well just to make a commission. 

And the numbers were great from an investment standpoint...which we felt would justify taking frequent taxis(and then uber!)
