I would guess that successful arbitrage arrangements are fairly rare but are possible if you are able to provide value/service to all parties and all aspects of your business

The commission arrangements will likely evolve over time.

LLC are passthrough entity for tax purposes by default(unless you elect to be taxed as a c corp via 1120), at this stage, just sticking with that would be best IMO.

Timeline: What is the timeline for funding the initial purchase, rehab, and refinancing stages of the project?

This is an expensive place and it's not drivable so everyone needs to arrange and pay for airfare.This is tough.When you did your research prior to purchasing, did you find other similar properties that were already successful or is this more of a hope everything will work out?
