The difference between a professional & an amateur is education/training.  

This is REI, not amateur hour...there'll be other deals, and you'll be more ready.

Call me an amateur if you will, but I'd say go to craigslist and check what things are renting out in the area.

The market is littered with amateur agents, who do a hand full of deals every year and don't really know what they are doing.

And you have an NOI of $27k, if your cap rate in your area for B is say 5.5% you would be looking at a sales price of $500k, so you will need to justify higher rents if your area can even support it.There are just a whole bunch of red flags from my (amateur) point of view on this one.Just out of curiosity, where did you find this deal and where did you get your numbers?

Also I am an amateur photographer with pretty good equipment so I will be doing my own pictures.

Most don't realize that to a plaintif's attorney the defendant's LLC (you) being self created and you being the registered agent means amateur and the LLC will be blown up with no effort at all. 

Might still be a deal, but more than I could execute as an amateur and remote investor.

I went to zillow and I know this might be the amateur way of looking up a potential estimate but it estimated the house at about 93K.
