Although their algorithm for catching those is buggy, so you might be able to sneak some rooms in (I did by accident).I use tenant cloud for my listings (free), then advertise on the sites already mentioned up top.Thanks, 

Sometimes you just have to hit the algorithm. 

Using an algorithm like pricelabs is clearly the solution BUT Airbnb just introduced promotions.

Not sure of their algorithm but we do things like bulk appliances, large orders of flooring, ceiling tiles if we have a dropped ceiling, Sheetrock, showers, tubs, sinks, etc. the more you buy the more you save usually.

I think they changed something in their algorithm, and something's off. 

They are usually calculated based on general algorithms that might not account for specific neighborhood dynamics or the actual condition of the property.
