Since everybody coming into "house buying age" received a trophy for showing up, from elementary school age to now, they feel entitled to receive without putting in the work.

Generally speaking I advise people to take on less debt as they get closer to their retirement age -- it reduces risk, and provides more cashflow -- often exactly what retirees or near-retirees are looking for. 

And although most are not terrorists we do have lots and lots of people from countries who are considered adversaries who have entered here and are of military age. 

At your age and income level, I would suggest looking into new construction long term rentals.
