Don't fall under the trap that because the Seller has been squeezing the expenses by not performing proper maintenance (think septic pumping, tree trimming, road maintenance, deferred capital expenses) that this Park will always have a 25% expense ratio - it should be much higher and you will be lucky to have a single year under 30%.

He just popped the old one out carefully then glued the new panel back into place and replaced the trim pieces.

Maybe look at your monthly expenses and trim some fat.

You can place it along the edges/trim of the mattress and other places where they travel and hide.Though I haven't used it for bedbugs, I have used it successfully for roaches (and anything with an exoskeleton). 

LAST would be quality of trim, for me. 

I would also suggest that you have a clean up crew bleach the walls and trim before priming the walls. 

Replacing the siding is a major expense; painting the siding and trim on the 2nd floor could run up $3-5K in expenses by itself.

Even worse, the urine can get behind baseboards and trim so you may not be able to neutralize the odor without removing everything and cleaning/painting behind them.
