I am interested in buy and hold investing, mainly for the monthly cash flow, but I am open to other REI techniques as well.

However, I am not sure what kind of tools or techniques that can shelter the gain upon sale at the end of the project.  

Once I have capital built up, I would like to get into commercial real estate and use the buy, rehab, rent technique.

I have done quite a few cash out refinances so am familiar with this technique.

Construction sales for the last 6.I'm generally very knowledgeable about construction and techniques.

Also, try learning other techniques on buying properties.
