Its no secret that Memphis is a buy hold investor market has been for decades.What I see personally in the past sellers TK companies and PM was not putting out the best product and or the renters could abuse the landlords.. creating burntout landlord syndrome and continual merrygo round of inventory.since your not building 5 or 10 thousand new houses a year like other markets ( for instance my market in Portlandia will build over 5 thousand new SFR's to accomodate these home buyers) if inventory is tightening like this.Its becasue.1.

Not sure if you'd see that anywhere other than the kitchen, though - and you said that it is in more than one room ...Maybe it could be wallpaper related, if they had (or planned) wallpapering.Since it is REO, it could even be former occupants extracting some "revenge" upon the bank in the form of "abuse of house".

You can provide w/d hook-up but as a property manager I inspect apartments and I include a provision in my leases that requires tenants to pay $15-25/month (depending on the number of people living in the apartment) for water use if they actually hook-up a w/d.Tenants will abuse their use of water!

If it were in a kitchen, I would apply the pressure sensitive adhesive as kitchens get far more abuse than any bathroom.I do know Mannington and Congoleum also sell these types of vinyl, but their pricing tends to be higher and you are not getting any better performance for the price.
