Considering they all have the same term of 12-18 months, and a projected net profit of 1.5x equity multiple, (a $1MM project, with a $1.5MM ARV) which would you rather:-Debt securities, secured by the property, monthly returns, typically at a higher rate, no accrued returns or profit sharing; or,-Preferred equity, higher risk, quarterly returns at a lower current rate, with a set accrued return which brings your total returns higher than would be with debt; or,-Common equity, highest risk, quarterly returns similar to preferred equity, profit sharing upon sale or refinancing the property based on your % equity ownership.Also, any additional information you're willing to share would be great such as the type of deals you've invested in and the performance/results of those investments, especially if they influenced your decision.

The greatest advice I  ever received was Run your personal life like a business.If you don't have a personal balance sheet and income statement DONE AT LEAST quarterly you are doing yourself a huge injustice.

I signed docs for 3 properties this week and the only reason I was able to get a 4.25% rate was because I bought a quarter point (at about 0.75 points I think).

There are some that are currently rented out even now.There is a beautiful 3/2 6000 sq ft home that sits on a hill, and you can see it from the Highway.Also a 2/1 living quarters with a private office, is inside the barn.It does have 2 Show areas, with a judge tower and spectator seating as well.As you can see, there are quite a few streams of income for an investment property.

It's a bit like painting with brownie batter (looks like it too), but it fills in holes and cracks up to a quarter inch and seals the wood and seems to be doing a decent job on knocking back the odor.
