It would be totally different if it were a single family home and my neighbors had issues with him.. but these neighbors are also my tenants and they deserve to enjoy a peaceful, comfortable and safe home. 

We have won in the Peace court and they appeal and it's taking a lot of time in the County CourtMy attorney said this :The court said it will be January or February before they can schedule a trial.

QUICK UPDATE HERE GUYS THE TENANTS HAVE MOVED OUT PEACEFULLY AND KEPT THERE WORD WITHOUT DOING ANY DAMAGES TO THE PROPERTY!

I have definitely lost some deals by not being super "salesman" but that has been more than leveled out in my opinion with the relationships I have with my people along with the peace of mind knowing I have not pushed people into a bad situation for a check. 

In three months, rent has been late twice, he's refusing to pay the July late fee, police have been there three times for disturbing the peace and I'm fairly certain he's got a roommate living with him (he denies it) that isn't on the lease. 

People move eventually and tenants that stay beyond their lease can always get evicted by an owner-occupied buyer so there is usually a peaceful transition during transactions.
