The stupid thing is her main business is bookkeeping, she knew better.  

Looks like your missing water/trash, bookkeeping and some electric (basement and hallways).

Besides the basic registration fee with your State (or multiple States since you should have the LLC formed/registered in the same State as the property otherwise it will have no legal standing), you should be maintaining a bank account, perhaps a credit card, and all the associated bookkeeping to go with it. 

QuickBooks will help you to do the bookkeeping more quickly if you have several properties.

I've done a few searches on BP.com and the advice appears to be invest in QuickBooks or using online bookkeeping services.Since I've only got one property, I'm still looking to create a spreadsheet or just to look at a few screen shots of an excel spreadsheet so I can create my own.Anyone have any help?

I have hired TWO bookkeepers to straighten this out and a YEAR later we are still fighting the same issues... what a joke.  

This may not be the best system...I am no bookkeeper...just what I started with and have used for years.
