If you sit around most weekends doing nothing productive, then you may as well put that idle time to work getting the best mortgage deal possible, #2 is a no brainer in this case... you might play some of that "wtf I already sent you that paperwork, why are you asking for it again?" 

If you are doing the work - you may as well be rewarded for it.

Hi Maya,If it's generating (+) cash flow in it's current state & the tenants are good, I wouldn't touch it for now.
