Just make sure you have a big credit card ready in case the water or sewer line breaks and you have to dish out $10,000 to dig up the road to install a new line, and maybe at the same time a tenant brought in bedbugs and all tenants immediately stop paying rent and later they all move out owing you thousands in back rent, eviction fees, etc.

I like 3" better than 4 because it dishes more and carrys solids better with less water BUT not everyone has same opinion,,,namely inspectors that have to approve the install.

-some cleaning supplies/mop+bucket/broom/toilet paper/paper towels-soap/soap dish/dish liquid near all sinks (bathrooms/kitchen)-extra garage remote and a key-chain remote-small plant/bamboo-cold water in the fridge-mower and edger (i do not own a house so i left it to the tenant)my tenants had roots/grew up in the area, so no folder with area resources...both tenants going into the 3rd year
