Found a MHP in my area that I'm interested in.  This would be my first so I really need help on analysis and due diligence.  Here are their financials for last 3 years, with specifics taken out to protect the innocent...

Hi BPeeps :-)I'm currently  under contract to purchase a Mobile home park in Oklahoma & would REALLY appreciate ANY connection/referral to a sharp, competent attorney who has experience in mobile home park transactions. 

I would urge you to not get too caught up in the hype about investing in one particular asset type - multifamily, mobile home parks, self storage or cabins. 

I had a mobile home and we had to remove some decorations from the ceiling, not realizing that was what was holding the ceiling up, the whole living room ceiling collapsed.

in regards to participating in Auction.com; online auctions, (and an out of country investor with boots on the ground to mobilize any rehab after the fact and peak in windows before hand)  ....is there any immediate hick up I am not seeing, regarding funding, earnest money, anything else, that should keep an out of country investor sidelined......I have never participated in an online auction and would like to participate while I am out of country....fear, unknown is keeping me sidelined.mattlooking at florida market particpation, jacksonville fl

So, how do you guys value mobile home parks?  

I need to name a mobile home park. 

There was a post here a couple of years back with a guy bragging how he and his brother, ex-neighbors and “friends” of an elderly hispanic couple, made 10k on finding a buyer for the couple’s 1970’s mobile home on a lot in Round Rock.  

As you can guess, we prefer to sell our mobile home units to our residents!

It kinda sounds related to trying to build a new mobile home park.
