.- Does not allocate anything to legal, accounting etc.- Tenant pays all utilities and general maintenance and there aren't any municipal fees for anything the owner would be responsible for.- Since he said this was the expenses for last year assume 0 vacancy and no repairs made during that year.STILL seems hard to get to, as $768 could easily be just an insurance policy for a non-owner occupied SF house.

Might be tough to do this without a cost segregation study or a specific allocation in the purchase agreement, but definitely depreciate over shorter lives for these type of items you purchase for the unit.

This is where you'll see the intent and further you'll see who the law applies to or who is excluded.Financial entities, security firms, etc. are regulated under other statutes and are often exempted from statutes, if the didn't they may be requiring something contrary to other provisions or loading up some USDA farm operation allocating assets from title rights in land of a co-op moving future crop productions.I learned in the early 90s that a "business broker" in Missouri was an unregulated brokerage operation, they don't sell the RE, they can get a RE broker or attorney or allow the seller do to that part alone.

Everyone will hopefully find their fine balance of: - liquidity and liquid reserves - asset/equity growth goals - debt management and cash flow management by strategically managing loan terms, notes payable, allocating, shifting, and replacing the more expensive debt instruments with less costly and better terms (fixed, no balloons, non interest rate sensitive) - tax planning - recoop losses from your financial bucket to be redirect to higher purposes or returns - estate tax planning - if you're over 5.34 mil and cannot siphon off your wealth quick enough through the 14k gift allowed annually per person- risk management - since each person has their own risk tolerance for each of the above categories To focus on just equity growth with out considering the other areas of planning may be very risky but thats just my opinion.
