Cash out refi from hard money lender

Hi everyone. I am looking for a quick, painless cash out refi for an investor I work for. She has a foreclosure over three years ago so she will be looking for one of the no credit check hard money lender loans. Basically I'm looking for some good referrals to places that are profession and fast. She tried dohardmoney.com but has been given the run around about if the funds need to be allocated to fixing the same property that the cash out refi is for. So to recap.
