Finding information on the financial side of many markets hasn't been a major problem so far, but I'm struggling to find accurate and up-to-date Real Estate adjacent statistics such as population projections, tenant demographics, crime, main movers in local economies, environmental risks, etc all stratified by city (or even better neighborhood!).

The original down payment is always fixed, some loans are fixed and the commercial 5+ units are always ARMS.Over time, as you move rents to stay current with the FMR, your GSI & NOI increases while your cash investment and mortgage payment stays relative fixed.My original CoC in '97 was much lower than my final when I sold it in April,'2016.With an initial LTV of 68.8% from a 1031 down payment, my CoC was  26.2% in '97Today it's more like 52.4%
