Places like Alabama or Tennessee seem to check all your boxes, at least on a preliminary basis: plenty of deals will cash flow, the weather’s warm, and the risk of hurricanes is low.For instance, I’m in Birmingham, and you can purchase a rent-ready single-family home in a B/B+ neighborhoods here for about $100,000 to $130,000.

It's why I like renting B-class stuff.

Hey Ron, I sent you a DM with contact info for my wife, who does CAD for GCs and interior design agencies specifically in the K&B space. 

I made my decision based on the fact that a) $5800 for a 90-day program was something I couldn't afford; b) $5800 for a 90-day program seemed VERY fishy/scam-y/pyramid-y to me; c) after scouring the internet for information, reviews, etc about the program, I found literally ZERO bad or less than 5-star reviews about it which - to me - is a massive red flag; no program, product or service is perfect, and the fact that they are making themselves appear as such really gave me a bad feeling about the program.

I rated it on my wife's account b/c I am waiting for the android version :(
