It's under contract.I get so wound up about it because my experience is that no matter how long a property has been sitting there with no offers, the minute I start sniffing around is when four offers will come in back-to-back. 

It wound up taking seven weeks.

The good news is that time heals wounds.  

I can't say it held up because in the end that house wound up being a  demolition.I might re-title your thread because the technique you are talking about  people might  use for termite damage more often then flood. 

I just met with three different sets of general contractors to get an idea on the costs associated with the rehab, and I wound up with three completely different estimates.  

I only found one good PM in all my years investing in B'ham, and unfortunately she wound up dying unexpectedly in her 30s. 

I wound up opening one account with checking for paying venders and mortgage on the property, savings for the rent checks, and a money market to hold the security deposits, so it's always active

I've tried to hold in the past without a holding fee and it's wound up not working. 

Properties that are in demand will have increasing rents and that heals a lot of wounds.

In the program I started researching development opportunities throughout San Diego and surrounding areas and wound up making 10 offers as part of my thesis.
