You need to do something soon, by the way because I would imagine Milwaukee is like Cleveland (Which is where most of my rentals are) in that you do NOT want to try to get renters from November through March because of the cold winter months.Either lower that rental price or.........you may not like this.......but advertise on GoSection8 for Section 8 tenants.

(ours is up 3 miles of steep grade pavement and then another mile of gravel... but the view is to die for)I would urge you to be especially conservative with your vacancy rate - Maggie is pretty much dead all through the winter, and over the years I've seen many, many small businesses come and go because they couldn't make it through the low season.  3-4 months of little/no business is the entirety of your 33% vacancy.

I used to say I am a real estate investor or that I owned a real estate investment company, but people either thought that I was a flipper or real estate broker. years back in ulta liberal Portlandia I could not tell people what I did.I was logging ( raping the forests)  I was building subdivisions ( big bad developer ) and I had a courthouse steps buying division ( kicking poor people out of their houses)  so I just said I was in real estate  LOL>

Regarding higher costs for tenants, we inform them they can turn down the thermostat(s) in rooms that don't need heating during the day (bedrooms) and those savings can help reduce total heating costs to tenant.If you do not use the furnaces in basement, be sure to run a heater or two down there to make sure pipes don't freeze--winter is only a few months away.

KDP Septic based in Phillipsburg is excellent, they put in a complicated 50K system for us in East Amwell Township in the dead of winter this year (high water table on property so needed pump up leech field system, ground was frozen, they have all the heavy equipment needed for something like this).
