-Paint all walls the same color the same quality.

I am always looking for subtle signs of distress, thinking of new and better uses or property, learning regional growth trends and trying to anticipate markets.For this property, I easily noticed that it was out of place- not being developed in a highly desirable and economically vibrant area.   

Hi LourdesOne very quick step I always do is to look at the crime color shading on Trulia.com.  

It's not "gang" dangerous per say (you aren't likely to get shot at for walking down the street in the wrong color coat, rather, the biggest concern being dirty needles as opposed to much else), but again - anyone who has lived there will tell you it's far different than say, checking out homes in the British Properties of West Vancouver.

It has a strong and vibrant economy.

The rental market in Las Vegas has historically been vibrant and will continue to be so.  

Kristin me and my wife picke paint colors, tiles, kitchen cabinets bathroom vanity and everything else you can see and touch ourselves.

Anyway, the HOA is saying that not only do I need the typical exterior paint color approval and any sort of window shutter approval, etc, but there are HOA "fees" associated with improving one's property.

All those details aren't really relevant to my question, just providing some colorful background....Anyways, has anyone wholesaled a portfolio of rentals before?
