(you know all the things we using in running effective and efficient private companies) it would be a different story. 

It appears he may be running a ponzi scheme. 

In the long-run this could reduce turn-over, maintence costs, vacancy and the need in the first place to have to offer $500 discount off the first month's rent.

I do think it is a good idea to take some money off the table when an asset runs up and diversify.  

This is a humongous audience to tap into so you have to take advantage of it sooner rather than later to find great real estate deals and motivated sellers.Your best bet to connect with people quickly is to run Facebook ads and promoted posts.

If they're not crazy big, meaning they haven't busted the pipe completely and are huge, you can run a jet with a cutter through the line and clear them out.

Then I'd run away screaming.The DUI does not bother me.

The only issue we have run into is the prices and bidding wars.Every single home we have looked at for personal use or an investment seems to have 5+ offers and go MUCH over asking.We are currently looking at Bay Park / Clairemont / Carlsbad / Oceanside.
