I get a lot of calls asking when it is not listed so I imagine just putting it in the ad might be enough but that could be regional.

I've run into a situation that appears to be unique and need some advise.

What I find is this is highly regional..

But, would love to get your opinion of the platform and the overall experience with it, even though I understand it may be limited because of not being available in your region.

I also have another unique option where I could sell off portions of my equity at $50 increments with a 3% fee - but I would also proportionally lose any cash flow and appreciation - so I'm not fully convinced that's a good option - although I understand I can try to use the equity sold to get higher returns, but I'd need to at minimum, cover the cash flow returns I've lost through the sale.

They all lead to a significant negative monthly return due to one or more of the following reasons:1) Asking Price is too high2) Traditional loan rates (FHA and Fannie Mae) are too high and affect total debt payment3) Existing rents are too low, so loan underwriters won't approve.4) Market Rents aren't high enough5) I would like to use the minimum down payment with FHA (3.5%) or Fannie Mae (5%).So, from all of these attempts, my understanding is the only way to make a house hack work in this region where I would at least breakeven on a monthly basis, is to purchase at a significantly lower price, lock in a nice creative deal or bring up my down payment to at least 20%.

There is a hospital (First Health Moore Regional) near my location; I would think traveling nurses would want somewhere safe, quiet, and not too far away (easy drive) from the hospital they're working at.  

The region has gone through some significant saturation coming out of the pandemic where a strong boom in STR occurred.  

Another point that I forgot to note, this will be a sales director position covering the midland area and surrounding regions, so I will be frequently traveling to midland for customer meetings and team meetings (2 times per month typically)!
