Heard off the cuff comment that CAP rates around 9 or 10 is more attractive to them. ( My thoughts are that apartments buildings in safer locations, in better cities, had been seen as offered at between 4 to 7 CAP rates, While only in undesirable area of cities and towns, we can see CAP rates higher, as risks are higher and quality of tenants inferior.)

The usual methods of knocking on the door and looking up the owner on Cook County site have not worked (several liens and owners listed on the cookrecorder.com so it's clear as mud).

Every landlord should have a method, that can pass legal scrutiny, to get rid of undesired tenants .Just do not do something stupid like indicate that you are not extending their lease because they have an emotional support animal.BTW we have a unit with a legit support animal.

It seems to me that some wholesalers focus on finding good deals that selling them to a small buyers list, while others focus on hiring dozens and dozens of agents and throw enough mud against the wall that something has to stick.
