To be honest, it never occured to me to check on utilities when a tenant moves out.Check that your locality is allowed to add liens to your property, if you had not been in possession of it when those charges occured.In Georgia utilities are not allowed to do it, but yhe water company does it routinely and will lie straight into your face until you produce the law.

I routinely pick up certain RT flights for 9K points, and those points can sometimes be earned with less than $2K in total spend.Play it right and the banks pay you to use their cards - I've done it for years.Slip up though an it'll cost you dearly.

If you're really uncomfortable with the tenants, put another condition in your offer that the current owner vacates all tenants at least X amount of time before closing...and you get to inspect again once it's vacant.
