My tenant never reported the leak to me and said he fixed it himself.I did nothing wrong but I’m afraid if I don’t settle and it goes to a jury trial they will be prejudiced against landlords and see me as rich because I own several properties (which many are losing money because of escalating property taxes).

However, today on a different property we sent out a letter to tennant to remind them not to pour cooking grease down the drain because it clogs the pipes and that is why their drains have been draining slow.So the more important the correspendence the more of a paper trial you need.

I'm not trying to discourage you from using THAT list but trying to open your eyes to some potential things... and as with anything there is always trial and error.. sometimes you only know... til you know.... what i would suggest you look into going forward are more cherry picked leads... other sources of motivation : Divorce, foreclosure, pending tax sale, code violations..... every city/county is different.. in some places that info is available online.. in some places you have to make a trip downtown to get that info..
