We plan to 100% travel to the area that we are going to be purchasing before making a purchase to meet people, network, and hopefully build a solid team. 

What if the other owner is cheap and doesn't want to touch the parking structure?

I often wonder if the remote location (20 minutes up the mountain) is a turnoff and travelers are starting to prefer motel-like accommodations that are close to the main highways.

Lawyers aren't cheap, but I think it was 100% worth it. 

I'd rather toss money in the S&P than a turn key property in a cheap market with low or no population growth. 

@Luke Bricca Yesss...my heart is really in renovating and giving houses a new life (did that with my own house pretty much) but alas I live in the Bay Area so there is nothing I can afford here....or anywhere nearby really... plus a small kid (so travel is hard), so hard to travel frequently and supervise a contractor, etc. 

My club is one of the biggest in the country and the cost if really cheap ($175/yr) and we have about 20 meetings a month!

@Brian Garlington, I actually do travel to Columbus myself a few times a year at least.
