SFH 3/2 - It's a tougher part of town, higher crime rates, median household income of $30k, 48% of homes are rentals with a high participation from the national property inv co's. 

What, you might ask, led to this tiny epiphany of mine? 

How many household meet the $750k test but not the $500k test for one of the spouses.

That going to be tiny bedrooms that will not appeal to most renters.  

Your paycheck should support the household.

Name all others living in the household on your notice to quit.

Which is fine. some of my best clients are wholesalers.The problem I have been having (A LOT OF) this year is 'new' wholesalers who take some course and then try to make millions off of tiny deals.Problems I've been having:*They don't know how to read/write offers/contracts.

The town is tiny for sure, and there is a 5 unit apartment complex, a couple SFR rentals, and these two duplexes.

I did find a lot less than a mile away that is 0.73 acres and sold in May of 07' for $1,400,000.00 Just recently there sat two tiny houses maybe 500 sqft on the lot that have now been torn down.
