I think the ideal portfolio is a few properties that throw high cash flow (crappy), a very few that throw negative cash flow (you think they may have appreciation potential, and you bought for nothing down) and a bunch of bread and butter 3/2's in good neighborhoods, that throw moderate positive cash flow.

What was found is that now the economy is coming back shoppers go for higher end retailers in those areas so the bread and butter for dollar stores is the lower end areas where they really thrive.The downside is when the DG goes out or moves etc. the second or third generational tenant isn't paying what they pay for rent.If I was in your shoes I would seriously evaluate whether you want to stay in this deal or not.

What pissed me off is when they had their so called people deny that they were in the wrong doing give me a break :roll: They knew about those sub prime mortgages and that they were toxic but they lied to investors and told them they were ok to invest in the meantime they created the synthetic CDO to bet against them knowing full well that they would win in the end because they knew that those mortgages were going to default.They should have fell along with Lehman Brothers but instead they got a bailout paid by us the tax payers and still profited.

You just described why those of us who buy for cash flow, and don't depend on potential future (kind of like synthetic plastic) equity build-ups as our reason for living, buy for cash flow.
