My stepmother, rented the commercial space from the past landlord to open a coffee shop.

Obviously the tenant hope of bringing in more occupants (and sharing more common area space/bathrooms as a sacrifice) would be to lower the rental cost per person.  

I have a house hack where I live on one side of a house and my tenant lives on the other side without sharing any spaces.

But PM software is an incredibly crowded space.

I'm particularly interested in purchasing two-bedroom, one-bath (minimum) properties that offer space and potential for adding an extra bedroom and bathroom.

I work exclusively with investors and in the commercial space.
