@Christina Galdieri I agree with the comments on the window treatment replacement and the floor to be tiled (looks like a small bath of probably 50 or so square feet of floor tile, so shouldn't be too expensive to make it look semi-custom).

If something sits for longer than 2 weeks in prime leasing season you should consider adjusting price, marketing package, or easy to change amenities (appliances, include window AC, dishwasher, etc. you really need to review competing rentals and see what they include).

Then sometimes the inspector comes during hour 1 of the 4-hour window but then sometimes the inspector doesn't show up to hour 5 and you have no choice to wait.

The strange thing though, is that the MLS shows the home to be 1,895 sq ft even though the sunroom is heated and cooled, and attached to the house securely, with windows (this sunroom is an amazing add-on and in great alignment with the rest of the home compared to other sunroom mods I’ve seen).
