Red States/cities are FAR from perfect, but in my experience, putting the responsibility squarely on the shoulders of the person enjoying the right is a much better motivator than having the gov interfere.

You would take the burden of renting the place, and doing maintenance off his shoulders. 

On 12/14 I found myself with 2 dislocated and broken shoulders and 2 broken vertebrae after a root canal. 4 surgeries later, 3 weeks in the hospital and nearly 2 weeks at a rehab facility and I’m finally home as of Saturday.

Everything rests on your shoulders and when things go wrong that’s on you too.

We are generally gone for a few weeks at a time during those seasons, but still need a home for our off time and the shoulder seasons.

If you hire a property manager, you are approving expenses, reviewing financials and fighting them on their notoriously bad bookkeeping (like when they bill you for another client's repairs, or when they are charging you $75 to get the grass cut)At its simplest: syndications mean I pay someone else to take the work off my shoulders and solo means I do it all, without splitting anything.  

I've been shouldering the payments for over 2 years now and can no longer afford it.  

There’s also this little ‘angel’ on my shoulder whom whispers, “hard money has 30-year terms now... and you’re already approved!”

Knowing that Call Porter is there to answer the calls for me is taking a load of stress off my shoulders. 

I like the idea that they take some of the work off of my shoulders on calling previous landlords and employers.
