Some are way shorter, some are a little bit longer due to an extended wait to get an available docket date.However, cost wise we have heavy property taxes (surely because we don't have income taxes), and insurance cost is a killer (flood zone, hurricane...).Also we have a very great land trust statutes.

I would obviously like to hold these properties should they be performing as I plan on doing a 30 year mortgage up front with possibility to refinance to a shorter term up front to pay everything off asap / avoid market fluctuation as best we can.

@Pete Abilla, the easiest conclusion to draw is that the glut of housing inventory in the donating (departing) metros will lead to longer times on market and lower prices (buyer's market) while the receiving (arriving) metros will have shorter times on market and higher prices (seller's market).

And lending with shorter seasoning periods where you can refinance quicker , maybe that has to do with negotiating with the bank but why not ask bigger pockets .
