I am new to self-managing, but I haven't dealt with any eviction at all through former property managers either.

I bought my first property for self-living back in early 2019, a condo in Dallas TX.

I had vacant property insurance, with a "self report" which meant I had to take pictures of the house and send them in so they could see it instead of a person coming out and doing the same thing.  

Directly across the street you have Panda Express, Popeyes and a pawn shop/jewelry store must I say anymore? 

And I am sure many locals who self manage do OK with it.. but its a JOB its not investing 

I have had some clients out of state self manage larger class B 4 units $800k range and it seems only way to cashflow right now is self managing larger deals. 

Otherwise it continues to self heat and will cost you money.

However - if you self manage the asset - you're correct that you will have additional responsibilities related to keeping your books fresh, up-to-date, and in order. 

You call people mean, angry, or aggressive for giving you advice that isn't what you want to hear.Too few people think their sense of self is not a big part of their real estate investing future, but they are wrong.
