A lot of these millennials will wake up in a few years and start scrambling to find places to buy......IMHO...

When that happens they're stuck either closing themselves, scrambling to find another buyer at the last minute, or losing the deal and damaging their reputation and costing themselves an EMD.1) If you're serious about buying the house and this is a wholesaler you haven't worked with before, I personally wouldn't attempt to negotiate the EMD.

If so, at what cost    3. what paperwork will be needed (plans, insurance cert from builder, etc..)If the agent cant handle the project you may need to look elsewhere and starting that process now is better than scrambling at the end.

I routinely deal with 5 year balloon notes that don't get renewed and all of a sudden they have to scramble to avoid workout.

But they wasted a ton of time and then we had to scramble to get the docs signed before 5pm so they could go out overnight.And the blankety blanks still never called me direct.

I didn't have 10k, so I learned fast how to "scramble for dollars"!

If the heat goes in the winter it will be an emergency and you'll be scrambling to replace it while also having to put your tenant up somewhere temporarily that has heat. 

It is easy to do and will put your mind at ease so you aren't scrambling at the last minute.

she said no any time is a good time. i then replied with i saw your property for sale and im a young real estate investor and im looking to do my first wholesale deal. and she was silent for a few seconds which is what messed me up and them scrambled my thoughts.. she then told me she understands what im doing and told me to go on i then told her i just want to find my first wholesale deal so i can get the knowledge and experience and that id be fine if there was a small or no wholesaling fee at the end of the deal... but then she asked if i was approved.

Point is that most here have had to scramble and think outside the box to find and finance their first real estate opportunities.
