One useful resource I've come across is surprisingly Habitat for Humanity's ReStor program, which takes surplus developer's/homeowner's lightly used appliances, and building materials and sells them for deep discounts.

I buy a lot of stuff there, 10% adds up.Some bargains off of Craigslist, Restore, and a local junk yard (just found a toilet tank for a 30 year old toilet, l don't have to replace the whole toilet now.)Shop your car insurance every couple of years.

If you dont have the funds to restore these units then you might want to pass as you will have to insure them and pay taxes on them whether or not they are habitable.

Another thing is when a $500 a month tenant does damage, I do repairs with the cheapest replacements from ReStore or the Menards clearance rack.
