They make regular investments in the equipment and do a complete design refresh every 5 years.   

Again thank you for all the videos and education in this area, refreshing considering all the so called gurus out there.

It has been a good refresher to re-listen to some of these podcasts and hit a bunch of those tidbits again. 

One of the worst tenants you can have is the one eager to paint to get the place refreshed and nice again .

I know I have a lot to learn in the field of land-lordship, but in the end I have a place to live and own myself, and currently refreshing one unit so someone else will pay (most of) the mortgage.
