As a follow up I WOULD like to say if you present me with a legit business proposition and are trustworthy, as well as would be willing to enter formally into a legal partnership, I'd be willing to invest about $400 a month *as a partner* in a number of opportunities, preferably buy and hold rentals.

I figured the value proposition here would be to buy the property without a realtor saving her commission.

This is a very interesting proposition.

I like the value proposition though

There will be no choice in the matter - and you can bet if they are coming to you - it is an expensive proposition.  

Most tenants recognize the value proposition for good rentals, and know they need to pay rent.

Once they see you are for real, a second house will be a much easier proposition.  

I think the best solution is to clearly define your value proposition and where you could contribute a disproportionate value to a deal.
