While Facebook Marketplace isn't the sketchiest site (craigslist), I personally would never give my ID across it.

Haven’t used it personally but a good friend of mine who self manages around 20 doors uses it and swears by it. 

It might because they don't want any random person just setup a property management software to make it look legit and using it to scam people (tenants)

I have other HELOCs that were much easier to get both personally and professionally.

Gordon is the owner, I doubt whether he could completely hide behind his LLC to protect personal liability. 

Matt that is the NMLS number for the company not for you personally  sounds like your a VA or something not a licensed lender..

Then based on @Michael Baum's suggestion, I think I will have my cleaner and/or maintenance person do monthly/quarterly maintenance like using using enzyme based cleaners, grease fighting drain treatments and hot water flushing. 

You have a freelance job and you can qualify as REP I sharing this from my personal experience.

If they've genuinely abandoned, you'll notice their clothing, personal hygiene, and things of value are all gone.

The person worked for H&R Block, now works for TurboTax Live and is being honest about their skills: NOT QUALIFIED.
