It's good for overcoming your fears and anxiety (for me it's talking to people I'm not that familiar with). 

(Some of my landlords didn't know what I was doing, and I lived with constant anxiety and more than a little shame about it.

Plus I have enough anxiety and stress with my own investments, to trust another investment that I have no control over may drive me to go insane.

It can lead to FOMO when and anxiety when patience is what you really need. 

Although I did not take @Julie Kern's full advice on reducing the rehab, I did reduce our scope of work a lot so that hopefully we do not overdo it.Scope:New flooring - laminate downstairs, carpet upstairsNew kitchens & bathrooms - complete gutsNew RoofElectrical work to remove wallNew Privacy FenceSmall things I plan on doing myself:LandscapingPaintWhite wash fireplaceOne thing that is giving me anxiety is the house has those stupid textured ceilings :)  that are harder to get off than normal popcorn ceilings.

I can deal with talking to people if I have specific business or questions for someone in particular, but just chatting people up for the sake of it is something that gives me extreme anxiety.

It's not worth jumping into a bad deal and dealing with the anxiety and stress that it would cause. 

I am a very detail oriented person, and when it comes to real estate, I am completely ignorant which causes anxiety.
