SFR's always outperform condo/townhouses on appreciation.

You can definitely outperform LTRs there with the right property.

If you run your numbers you will find that 4 smaller rentals should outperform 1 larger rental.I’m addition, you have more flexibility as to exit strategies.  

@Mark WeinsReal estate and the stock market are very close on overall gains, during certain periods of time one does better, but historically over a lengthy period of time they are very close SoIt depends on the asset and the types of stocks you buyIn mass scale one will not outperform the other but if you bought Facebook since it’s inception vs one property - then it could be swayed significantly

So looking at the market overall, be sure you are looking at specific examples of the type of property you are wanting and comparing it to the top producing properties that are comparable to yours in size and location, and try to emulate what they're doing (in your own, better way) and you should outperform every projection. 

We are already Superhosts and are currently outperforming almost all others in our complex and in the area with similar accommodations.

I understand you have a proforma and numbers you are looking for but I can tell you with almost certainty that by taking a little less in cash flow and ROI in a much nicer area will most likely out perform the cheaper ones long term.  

When I run the numbers using the calculator on bigger pockets - all of the rosemary beach properties out perform the Hilton Head island properties.  

(OBX) On paper, OBX outperforms all areas I am looking into and it is an area I am most interested in.

Sounds like your numbers are extremely strong and I bet vacation markets will significantly outperform pre-COVID projections when its all over.
