Hilton Head Island SC vs Rosemary Beach FL

I am new to real estate investing. I have been approved for a second property - an investment property. I know Hilton Head island very well as I grew up going there as a kid. In the summers. However, I love Rosemary Beach. When I run the numbers using the calculator on bigger pockets - all of the rosemary beach properties out perform the Hilton Head island properties.  I am trying to decide where to invest. Any thoughts on this.

I work a lot of rosemary beach.  I am not familiar with Hilton head but have heard the roi is low in Hilton head because they have restrictions.  There are places near rosemary that have higher roi.   Last month we sold a 2.3 in rosemary with rental projections of 150k gross
