Looking to purchase a condo in oak park or chicago area to live in for year or 2, then rent out, has anyone had success in these areas with this strategy ?

Wee let 'peeing dogs lie'.We had a similar tenant C-class SFR & we had to literally remove the old oak hardwood flooring.

Same thing with the Oak Hill area of Pawtucket.  

Your partner would chip in the money, be part owner, and then you could pull them off the partnership once the funds are paid back.

Our class D units routinely pass inspection, because we know what the inspector is looking for (grounded outlets, no chipped or peeling paint anywhere, etc.)But a voucher is for a single unit. 

Don't put all your chips in one hat!

And don't even think about cutting down an oak tree! 

Our contractor put them in (they were huge) we had the Amish make all the curved oak trim.

I am looking to purchase a property, hopefully a small multiplex (using FHA), in Metro Detroit (Royal Oak, Ferndale, Birmingham, Southfield).
