I have had many conversations with her friends about the differences in our markets and  have recognized for a while now that there may be some mutually beneficial opportunities to work with Canadian investor specifically. 

I think it comes down to two main questions:1.

Really the main challenge is going to be making sure that your wife understands what she needs to do to document her hours and activities.

The weather can certainly suck in the winter but it's no different than most of the country.I have been saying I would move out of NY for years but it is home.

It is not uncommon - main reason we see right now is over inflated original ARVs and now borrowers cannot sell and pay off the lender. 

So, when investing in areas they don’t really know, investors should research the different property Class submarkets.

I didn't end up doing the course but I had a very different selling experience from Wendy.

If we're talking about some Section 8 houses in Cleveland or Detroit, sure, I am with ya, I live it every day, but what we're talking about right now is a different world.

Sounds like 1031 to a different property and house hack from there is the way to go.
