Since you can't co-mingle your personal funds and IRA funds, make sure you have enough funds in reserve to handle any unexpected repairs or expenses during lengthy vacancies.

When I moved from MA, and had our short little contracts there, to DC where we have no lawyers involved and agents are the ones responsible for the contracts, which can get up to 100 pages in length, I almost had a hear attack.

Usually, a seller will want to sell fast and not go thru the lengthy eviction period and if you are willing to take over their tenants problems perhaps that will be a good reason for sellers to sell it a lower price.

The biggest hurdles for a condo conversion project (beyond ensuring that the numbers work):Occupancy - It can be a lengthy process to get tenants out of a building, particularly with a larger building.
