So we are planning on 5-10k initial upfront on the landscaping/lights and outside improvements just to get the physical outside area up to par with other complex in the area.

Definitely spruce up the landscaping as well.

A few other ideas have gone around about coop lawn service and possibly landscaping.

But, also, I disagree with the job makers - after all rehabbers employ construction crews, buy and hold employ management, landscapers, maintenance, MF investors employ all kinds, and note buyers often employ servicers!
