If have been in court and seen many tenants talk about how a home is messed up as a justification for not paying rent. 

There is incentives for companies doing various things, for example during covid, incentives to keep paying people when there was no business justification to keep them operating with 0 production thanks to government lock-downs.

But use it as a justification for a discount.

When someone tells me to replace a toilet, I need some justification.

Obviously, I can’t describe every single nuance in one post and real estate laws differ greatly from state-to-state, but here are some of my takeaways from starting out unlicensed, getting my NV Real Estate Salesperson license, and becoming unlicensed again.Before we get into pros and cons, by far the number one justification I hear for wanting to become licensed as a newer investor is for the educational aspect.

.* You fully rehabbed the house with new everything, etc. and high quality, blah, blah, blah.... and it is nothing like it was when you purchased it (show photo proof if you have it).Basically, your job is to give the Appraiser the justification for them to properly appraise it at the contract price, and you do this with FACTS, not your OPINION. 

@Terri-Leigh HuleisWelp, I was shooting for "disgusted" and not "mean", so my apologies.I did read through the thread and I came across a lot of your justification. 

Show some reasonable justification for making the loan.

I'd see if I couldn't get back with the city and have them give a little justification, work with them telling them that the tenants will have to pay it, they might take a different view messing with that many citizens, if they are just looking at you, they are probably thinking- deep pockets, one vote, no brainer!

Many of them even openly state that they're selling you a house over market value to account for the work they're doing(or will do- I don't really remember how they justify it, but there can be no justification for paying more for an asset than it's worth.)
