All the property managers charge 30% income plus additional fees, the realtors have their own MLS area for up there, the city says you have to display 24/7 phone number on the outside of the unit with physical response in less than an hour from phone call to feed their local businesses.There's lots of places to make a higher return and then you can just rent in Big Bear when you want to go up and stay in a nicer place than the one you'd buy anyways.

If you do commit to SFR, get to 4+ as quickly as possible for this very reason so your portfolio can sustain itself and you not have to feed it (or feed it too much).
