If the landlord draws a lawsuit while acting under the cover of the management company llc, wouldn't he or she prefer not to have privity with the llc that holds the title to the properties?

Keep in mind though deal came to me on Wednesday Thursday and had to close on a Monday one of the reason I could do it that quick of course title was all done so I just reviewed title policy( dont need a lawyer to do my deals with my experience) etc..

Personally if I don't have rental history within 3 years for a potential tenant and they say they own a property - I verify the address and name on title with the county that the property is located in (most states this info is online through the county assessor's website)

You Do not need an LLC.Moving it could trigger the Due on Sale clause or invalidate the title insurance.Just take care of the property and have the correct STR insurance.
