Price seems cheap for a 3 unit and it seems like it cash flows..not ideal location imo but not horrible..

Did they discover some horrible issue that they didn't want to deal with?

I don't see it from the pics and unless it is truly horrible, I think you are making too big a deal over it and if not, then you have much bigger problems!

After having two horrible rental experiences we outfitted it as an Airbnb and we've had great success.

As he is willing to teach me about running a business for free along with giving me 0% interest on loans, but he's also asking for 12% on the profits I make this sounds like a horrible deal to me what dose every think?

So long as it's not a horrible deal then just buy something, or start working for someone who is buying things.

Perhaps, property managers are good for longer term rentals but they are just horrible in my situation.Like I have mentioned in my earlier comments, I prefer to be hands on and so do the tenants. 

We also had a plumber abandon the job (ask me for his name), which caused us a two month delay...The project came on the market in the winter of 2018/2019 which was a horrible time for the market.

There is a duplex less then a mile from my home (HORRIBLE SHAPE) its boarded up of course no tenants.
